Small drywall patch

Doorknob dings, nail pops, sub-12″ holes. Mud, sand, prime — ready for your paint.

Large drywall patch

Doorknob-through-wall, plumbing access cut-outs, half-sheet swaps. Tape, mud, sand, prime.

$180 — $360 · same visit when dry

Crack repair

Settlement cracks, seam splits, corner-bead damage. Mesh tape and feather-out so it stays flat.

Ceiling stain block

After the leak is fixed: stain-block primer + paint match so the brown ring stops bleeding through.

Paint touch-up

Small-area repaints after a patch. Bring the original can or a chip and we’ll match at the store.

Category 02 · Electrical (low-voltage / fixtures)

Switches, fans, fixtures.

Like-for-like fixture and device swaps on existing circuits. New circuits, panel work, and anything that pulls a permit goes to a licensed electrician — we’ll point you to one.

Ceiling fan install

Swap, install, or wire up a new ceiling fan on existing electrical. Includes box upgrade if your old one’s flimsy.

$120 — $260 · supply your own fan

Light fixture swap

Pendants, flush mounts, vanity bars, sconces. We dispose of the old, install the new, check for arcing.

Outlet & switch swap

Worn outlets, dimmer upgrades, smart switches, USB outlets. Tested, labeled, and the plate sits flush.

Smoke & CO detectors

Hard-wired and battery units, interconnected swaps, fresh 10-year sealed batteries where allowed.

Category 03 · Plumbing fixes (no rough-in)

Fixtures, not walls.

Swap-outs, repairs, and installs on existing supply and waste lines. Anything behind drywall, gas, or main-line work belongs to a licensed plumber.

Toilet repair

Running fill valve, flapper swap, wax-ring re-seat, loose bolts, tank-to-bowl gasket. Most jobs < 1 hr.

Toilet replacement

Pull the old, set the new, new wax ring, new supply line. Haul-away of the old toilet included.

Faucet swap

Kitchen and bath faucets, single- or three-hole. Bring the part — we’ll handle supply lines and shut-offs.

Replace humming/jammed disposal, re-wire on existing switch, fresh putty/gaskets. Belt-and-suspenders test.

Head swaps, hand-shower retrofits, trim escutcheon, fresh tape. We won’t open the wall — trim only.

Category 04 · Carpentry & install

Doors, mounts, shelves.

Interior door

Pre-hung or slab. Shim and plumb the jamb, hang the door, set the hardware, no rubbing.

Full-view or screen-and-glass. Hinge side prep, closer adjusted, latch tested, no pinch.

Lockset & deadbolt

Re-key compatibility, strike-plate alignment, latch tuning. We dispose of the old hardware properly.

Stud-found, level, cable routed. Bracket spec checked against TV weight before we drill.

Brackets into studs, anchored properly when stud spacing won’t cooperate. Levels checked twice.

Category 05 · Exterior & decks

Outside the front door.

Single-story exterior only — we don’t tightrope on second-floor roofs. Anything that needs scaffolding belongs to a roofer.

Deck board replace

Rotted boards swapped, joists checked underneath, hidden-fastener compatible.

Decks, siding, walkways, driveways. Detergent first, low-PSI on softer surfaces — no etching.

Hand-clean and flush, downspout test, bracket check. Single-story or accessible second-story only.

Door sweeps, threshold replacements, window seal kits. Big wins on winter drafts & bills.

No. 06 · Out of scope

What we don’t do.

Honest fences on a handyman’s scope. If your job is one of these we’ll happily point you to a licensed pro instead of fumbling through it.

Full remodels Kitchens and baths from studs out belong to a GC with subs lined up. We’ll do the punch list afterward.
Electrical panel work New circuits, panel swaps, service upgrades, anything that pulls a permit. Master electrician territory.
Roof tear-offs Shingle replacement, full roof work, scaffolding-required jobs. Wrong tool for the truck.
Gas-line plumbing Anything involving the gas line, water heater swap, or main waste-stack work goes to a licensed plumber.
HVAC service Furnaces, A/C units, and ductwork need an HVAC tech with refrigerant certification. We can swap a thermostat.
Structural & load-bearing Moving walls, adding headers, foundation work — that needs an engineer’s stamp, not a handyman.
